"Unless you are born again, you are not saved. How do you know you have been born again?"
"Be born again" - The word translated here "again" means also "from above" i.e. born of God.
7 Beloved, let us love one another, for love is of God; and everyone who loves is born of God and knows God. 8 He who does not love does not know God, for God is love. 9 In this the love of God was manifested toward us, that God has sent His only begotten Son into the world, that we might live through Him. 10 In this is love, not that we loved God, but that He loved us and sent His Son to be the propitiation for our sins. 11 Beloved, if God so loved us, we also ought to love one another. 1 John 4
Love to people is an evidence of regeneration made by God!
To be "born of God" we need to repent and abandon our sins TURNING from them and confessing them to God in prayers. Those who have pleasure in unrighteousness will perish!
That is why the Son of God says that we should be "born of water" which is a symbol of baptism i.e. repentance.
Except a man be born of water in repentance and of God, he cannot enter into the Kingdom of God.
Having a new love for the truth of the Word of God and people and a new understanding can be indications that one is in faith.
Whoever has been born of God does not sin i.e. he does NOT live and continue in sin! Killers are NOT killers anymore! They ABANDON crimes!
If you are a sexual immoral person and you want to be BORN of God then REPENT and ABANDON your sexual immorality (porn/lovers/sex). Otherwise you deceive yourself thinking that you are a Christian but in fact you are a sinner.

10 In this the children of God and the children of the devil are manifest: Whoever does not practice righteousness is not of God, nor is he who does not love his brother.
If you are BORN of God then God is your Father and you are His child. If you BORN of Him then you have to practice RIGHTEOUSNESS!
How should Christians, who are BORN of God, live?
17 But whoever has this world?s goods, and sees his brother in need, and shuts up his heart from him, how does the love of God abide in him? 1 John 3
My little children, let us not love in word or in tongue, but IN DEED and in truth.
Now he who KEEPS His (GOD's) commandments ABIDES in Him, and He (GOD) in him. And by this we know that He abides in us, by the Spirit whom He has given us.
If we LOVE one another, God ABIDES in us, and His love has been perfected in us.
Love has been perfected among us in this: that we may have BOLDNESS in the day of judgment; because as He is, so are we in this world.
Are you LIKE GOD in this world? God is LOVE!
If someone says, "I love God," and hates his brother, he is a liar; for he who does not love his brother whom he has seen, how can he love God whom he has not seen? And this COMMANDMENT (to fulfill) we have from Him: that he who loves God must love his brother also. 1 John 4.
KEEP this COMMAND implementing it!
Whoever believes that Jesus is the Christ is BORN of God, and everyone who loves Him who begot also loves HIM who is begotten of Him. 1 John 5
And everyone who loves Him who begot also loves HIM (i.e.Christians) who is begotten of Him!
By this we know that we love the children of God, when we love God and KEEP His commandments.
We know that whoever is born of God does NOT sin; but he who has been born of God KEEPS himself, and the wicked one does not touch him.
So, to HAVE eternal life we need:
(1) Believe in the Son of God.
And this is the testimony: that God has given us eternal life, and this life is in His Son. 12 He who has the Son has life; he who does not have the Son of God does not have life. 1 John 5
(2) To be baptized in water, abandoning our sins and promissing God our good conscience, as a symbol and act of repentance.
(3) We need to live a GODLY/HOLY life KEEPING i.e. IMPLEMENTING commands of God and LOVING people in action...in DEED.
13 Therefore, prepare your minds for action, keep sober in spirit, fix your hope completely on the grace to be brought to you at the revelation of Jesus Christ. 14 As obedient children, do not be conformed to the former lusts which were yours in your ignorance, 15 but like the Holy One who called you, BE HOLY yourselves also in all your behavior;
16 because it is written, "Be holy, for I am holy." 1 Peter 1
This is what you call "Christianity". This is the way to the Kingdom of God. That should be your REGENERATION to be a SON of God BORN of God.
Whoever does not practice righteousness is not of God, nor is he who does not love his brother.

1 John 3:9 No one who is born of God will continue to sin, because God's seed remains in them; they cannot go on sinning, because they have been born of God.
You miss quoted the scripture. People are made in the image of G-d so to even think badly about someone is to be I sin against G-d, you are thinking badly about His creation. Continue in sin (or I should say stop) will bear fruit first in the covert, than all will see in the overt.

The Holy Ghost is needed to be born of God, it is that Spirit which He gives us to be called the Sons of God. Another thing to keep in mind all the letters after the book of Acts in the New Testament were written to the "church" those people that believe and obeyed Acts 2:38.
